It is an issue of dispute among scholars as they say if the price was double what you had asked for, you won’t like this and would probably envy him for it! Therefore, the commission should be identified and known.

QUESTION: Is it permissible when selling my plot, instead of giving the middleman a percentage of the sale price/commission, to agree with him that “I want x price if you sale beyond that then the rest is yours”? Knowing that the buyer wouldn’t be aware that this price is actually higher than what I actually need?
